Vendor/Subcontractor Coordination

This process involves understanding the scope, schedule, and quality of the work being performed by all parties. It is managed through submittal/shop drawing review, subcontractor preconstruction meetings, first work observations, general daily observations, and finish inspections.

Cost Management

While the Project Cost is determined during the Design/Procurement phases of the project, the Cost Management and control are borne out during the Construction Phase. Forcum Lannom Contractors’ Team of Project Managers is highly experienced in cost management and continually monitors the actual cost against budget/schedule and communicates the budget status to the Client’s representative at least monthly.

Schedule Management

Forcum Lannom Contractors will work with vendors and subcontractors during the procurement phase to ensure that each team member is fully aware of the schedule requirements. Once all trades are coordinated, and adjustments are made to achieve maximum efficiency, the “streamlined” schedule is published and monitored through Procore. Meeting the goals of the project schedule is as financially important to the general contractor operating within a guaranteed maximum price contract agreement as it is to the owner for production start-up.

Owner Training/Start-Up

Properly understanding the building systems’ operation and maintenance is essential in today’s digital world. After complete inspections (state and local) and final inspections from the engineers/architects, Forcum Lannom Contractors arranges on-site training for the client’s facilities maintenance team. Engineers, subcontractors, and/or equipment representatives will conduct proper system operations and maintenance of those systems. Record documentation will be provided for future reference.

Closeout Documents

Just as important as beginning the project is closing out the project correctly and efficiently. Forcum Lannom Contractors’ experienced team of Project Managers knows the importance of documentation. Our Project Team provides digital versions of the record drawings, project specifications, O&M manuals, owner training documentation, and product and system warranties. One important component of Closeout is Warranty Management. Forcum Lannom Contractors’ Project Managers is the Client’s singlecontact throughout the warranty period.
