Cost Estimates
Our Estimating Team will prepare cost estimates at all stages of the design, whether Conceptual, Preliminary/Progress Estimates or Guaranteed Maximum Price “GMP.”
- Square Foot
Estimates Based on the overall square footage of the proposed addition or new facility utilizing historical cost data. - Conceptual Estimates/Rough Order of Magnitude
Based on a limited number of plans and an outline criteria (i.e., overall site, floor, elevation, or wall section). - Preliminary Estimate/Design Development
Based on a limited number of design documents up to 30% drawings (i.e., overall site, grading, storm drainage, floor, roof, door and finish schedules, elevation, or wall section), and a 16-division summary of work. - Guaranteed Maximum Price
Based on 30% to 60% of design documents (i.e., overall site, grading, storm drainage, floor, roof, door and finish schedules, elevation or wall section, foundation, and a 16-division summary of work).
Preliminary Design
This is the stage in which general project location, configuration, and design concepts are determined. The primary emphasis is on civil and architectural design during this design stage. A write-up of the Electrical and Mechanical design parameters will also be completed to ensure that they are appropriately integrated into the structures. Preliminary studies may be performed in this phase, including environmental assessments, topographic surveys, geotechnical studies, etc.
Bid Package Development (Bid Process)
The Bid Package is a set of documents that contain the scope of work, specifications, drawings, and general conditions for a project or job. These packages are distributed to prospective sub-contractors to review the bid package and develop their cost estimates and schedules for the work. The goal is to provide the potential bidders with the opportunity to submit bids while providing specific information requested and in a format that compares and qualifies the various bids received comparable.
